These Terms and Conditions (“Terms”) govern your access to and use of the website located at tradeusland.com (the “Site”) and any related services, communications, and offers provided by Riviera Property Group LLC and Trade US Land LLC, which operate the Trade US Land brand (collectively, “Trade US Land,” “we,” “us,” or “our”). By accessing the Site, submitting information, or communicating with us, you agree to be bound by these Terms. If you do not agree, please do not use the Site or our services.
1.Who We Are & What We Do
Trade US Land is a private real-estate company that purchases vacant and raw land directly from property owners. We make cash offers to buy land. We are not a real-estate brokerage, and we do not act as your agent, broker, attorney, lender, or financial advisor. Any offer we make is an offer to purchase property for our own account.
2.No Professional Advice
Information on the Site is provided for general informational purposes only and does not constitute legal, tax, financial, or real-estate advice. Land values, offer amounts, and timelines described anywhere on the Site are estimates and examples only, are not guarantees, and may differ from any actual offer. You should consult your own attorney, accountant, or other professional before making decisions about selling your property.
3.Offers & No Obligation
Requesting an offer, providing your property details, or speaking with us creates no obligation on either party. Any offer we extend is non-binding until a written purchase agreement is signed by both you and Trade US Land. We reserve the right to revise, withdraw, or decline to make an offer at any time and for any reason. A signed purchase agreement, not this Site or any communication, governs any actual transaction.
4.Eligibility & Accurate Information
You must be at least 18 years old and legally able to enter into contracts to use our services. You represent that any information you provide—including your identity, contact details, and your ownership of and authority to sell the property—is true, accurate, and current. You agree to update us if that information changes.
5.Acceptable Use
You agree not to use the Site to:
- Submit false, misleading, or fraudulent information;
- Violate any applicable law or regulation, or infringe the rights of others;
- Interfere with, disrupt, or attempt to gain unauthorized access to the Site, its servers, or related systems;
- Introduce viruses, malware, or any harmful code; or
- Scrape, harvest, or collect data from the Site by automated means without our written permission.
6.Intellectual Property
The Site and its content—including text, graphics, logos, the “Trade US Land” name and branding, and the arrangement of all of the foregoing—are owned by or licensed to Trade US Land and are protected by intellectual-property laws. You may view and print content for your own personal, non-commercial use only. You may not copy, reproduce, distribute, or create derivative works without our prior written consent.
7.Third-Party Services & Links
The Site may use third-party tools and may contain links to third-party websites or services (for example, lead and form-submission tools, messaging providers, and mapping services). We do not control and are not responsible for the content, policies, or practices of any third party. Your use of those services is governed by their own terms and privacy policies.
8.Communications Consent
By providing your phone number, email address, or other contact information, you consent to receive communications from us related to your inquiry and our services, including by phone, email, and text message. 9.Disclaimer of Warranties
The Site and all content and services are provided “as is” and “as available,” without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. 10.Limitation of Liability
To the fullest extent permitted by law, Trade US Land and its owners, members, employees, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or goodwill, arising out of or related to your use of the Site or services, even if we have been advised of the possibility of such damages. Our total liability for any claim relating to the Site will not exceed one hundred U.S. dollars ($100).
11.Indemnification
You agree to indemnify and hold harmless Trade US Land and its owners, members, employees, and affiliates from any claims, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of your use of the Site, your violation of these Terms, or your violation of any law or the rights of a third party.
12.Governing Law
These Terms are governed by the laws of the State of North Carolina, without regard to its conflict-of-laws rules. You agree that any dispute arising out of or relating to these Terms or the Site will be brought exclusively in the state or federal courts located in North Carolina, and you consent to the jurisdiction of those courts.
13.Changes to These Terms
We may update these Terms from time to time. Changes take effect when posted on this page, and the “Last updated” date will be revised. Your continued use of the Site after changes are posted means you accept the updated Terms.

1.Program Description & Consent
Riviera Property Group LLC and Trade US Land LLC, operating under the Trade US Land brand (“Trade US Land,” “we,” “us,” or “our”), may send text messages to property owners and to people who provide a phone number to us, in order to respond to your inquiry, discuss your property, present and follow up on an offer, and coordinate a transaction. By providing your mobile number to us—including through a form, in conversation, or in reply to one of our messages—you consent to receive these text messages from Riviera Property Group LLC / Trade US Land at that number, including messages sent using automated technology. Consent to receive text messages is not a condition of selling your property to us or of any purchase.
2.Message Frequency
Message frequency varies based on your interaction with us.
3.Message & Data Rates
Message and data rates may apply, depending on your mobile carrier and plan. Trade US Land does not charge for the messages, but your carrier's standard rates apply.
4.How to Opt Out (STOP)
You can cancel text messages at any time by replying STOP to any message you receive from us. After you send STOP, we will send a one-time confirmation that you have been unsubscribed, and you will receive no further text messages from that program unless you opt in again. You may also ask us to stop by emailing contactus@tradeusland.com.

6.Carrier Disclaimer
